  Comfortably furnished barn conversion sleeping 4 (plus Child) in a delightful rural setting. The cottage adjoins the owner’s home being set in over 8 acres of landscaped gardens, woodland and meadows with far reaching views of the Weaver hills. Many  walks surround  and leave the property, which is only a few minutes from the picturesque village of Snelston and approximately 3 miles from Ashbourne.

  Ashbourne is a pretty market town situated at the southern most tip of the famous Peak District National Park. It provides a range of small cafes, restaurants, boutiques, specialist shops, and further sports facilities including a golf course, swimming pool and leisure centre. It has the nearest supermarkets and bus station. The National park boasts stunning scenery ranging from the ruggedness of the gritstone peaks in the north to the softer limestone hills in the south. It provides immense opportunities for walkers and cyclists.

                    

Carsington water, the country’s 9th largest reservoir is approximately 5 miles away and offers a wide range of leisure activities including sailing, windsurfing, cycling and bird spotting.It is ideally located for rips to Alton Towers.

 There is a payphone in Snelston that accepts a credit card.

Ground Floor; entrance hall, twin bedroom,bathroom with shower and w/c.

 

First Floor; Delightful open plan sitting room, dining area and kitchen with exposed beams. Pretty double bedroom with high level cabin bed suitable for child( over the age 5)

 

Electricity and oil central heating are included.

 

Facilities include: Wood burner effect heater, TV.Video/DVD, Radio and CD player, well equipped kitchen area with microwave, fridge freezer, dishwasher, oven and toaster.

 

Utility room with drying facilities, washing machine and tumble dryer, iron and ironing board.

 

Small patio area with garden furniture .

All bed linen & towels are included.

Fitted stair gate. Cot and High chair.

Pets by arrangement, sorry no smoking.

 

Parking is in front of Owl's Roost.

Directions:

From Ashbourne take the A515 proceeding south towards Sudbury and Lichfield. Continue to the top of Collycroft Hill, passing the entrance to Darley Moor racing circuiton your left. Turn right following a sign to Snelston and continue down the hill, turning left into a small lane at a grassy triangle. (Before reaching Snelston Church).Follow this lane until you meet another grassy triangle, turn left and follow this to Brook Farm bearing left up the hill. Park in front of Owl's Roost.

 

 

 

Terms and Conditions for rental of Owls Roost Holiday Cottage.

 

Payments

·        A 20% deposit of the total booking fee is required on  reservation. The balance is due 6 weeks before your holiday start date. For bookings made within 6 weeks of your holiday start date, the full fee is payable at the time of booking. If payment is not made according to these terms we reserve the right to cancel your holiday and retain the deposit paid.

·          Guests should ensure they have arrangements for cancellation protection insurance. If you have to cancel your holiday for any reason, contact us immediately. You are liable for the deposit if you cancel at least 6 weeks before your holiday starts. However, if you cancel less than 6 weeks before your holiday starts a full payment of the balance is due, and if paid will not be refunded unless we are able to re-let the cottage.

·        Cheque payments are to be made out to Rachel Ward and sent to Brook Farm, Snelston, Ashbourne, Derbyshire DE6 2GP. Any queries ring 01335 324058 or 07974806641. Written confirmation of booking will be sent out on receipt of initial payment.

·        We cannot accept bookings from any persons less than 18 yrs of age..        

     House keeping

  1. Normal arrival time is 3pm and departure time 10 am. Other times can be negotiated.
  2. The cottage will be cleaned before your arrival. On departure it must be left in a clean and tidy state and we must be notified of any damage or breakages. A reasonable charge will be made for any damage found.
  3. Smoking is not allowed.
  4. Linen, towels, electricity and oil central heating are included in the cost. For guests staying longer than 1 week a linen change can be organised.
  5. The cottage has its own laundry room/ drying room where guests have the use of a washing machine and tumble dryer. It is also a good place to dry off the dirty hound!
  6. Guests are expected to take reasonable care of the property at all times.
  7. The cottage is set in landscaped gardens with access to fields and woodland. Guests are welcome to access this land but do so entirely at their own risk at all times.
  8. No responsibility can be accepted for injury, loss or damage to the hirers or their belongings whilst in the accommodation or on the owners land.
  9. Under no circumstance may additional people, other than those agreed occupy the cottage.
  10. Vehicles must be parked in front of the holiday cottage.
  11. Well behaved dogs are welcome by arrangement with the owners. Dogs are not allowed on the furniture or in the bedrooms and we expect owners to ensure they are clean when entering the cottage. We have a number of pets including ducks, hens,horses and a Labrador and at times sheep may graze on our fields. Dogs are to be kept on a lead in our garden. They can be off the lead in the fields and woods providing they are under control near the livestock. Please clean up after your dog.
  12. The rubbish bins are accessible to the rear of the cottage, refuse collections take place on Wednesday mornings. Please place any glass in the blue recycle bin.We have septic drainage and would therefore ask that all sanitary waste is put in the bags provided.
  13. Should there be any faults, breakdown of equipment or power failure please notify us and we will endeavour to rectify the problem as soon as possible.
